Can I get a quote for raising my house?
To get a quote from us, you will need to provide us with a set of structural drawings. Usually the first step is to see a draftsman or architect, then the structural drawings can be done. This is also the information needed to get council approval. We can not give you a quote without this information.
How long does the raising and restumping of a house take?
Usually about 2 weeks. Depending upon the size of the house, the amount of excavation needed, the structural steel details etc. Up to 3 or 4 weeks for larger houses with more detail.
Can I live in the house while it is being raised?
No one is allowed to live in the house whilst it is not on stumps.
Do I need to move my furniture out of the house?
Most items of furniture can stay in the house in it’s normal position. Items like crystalware in high cabinets should be removed and placed elsewhere. Water beds and spa baths need to be drained. Any unstable items should be packed away in boxes or secured.
How much will it cost to lift my house?
Depending on the size of the house, the cost can vary between $10 000 and $50 000 for the raise and restump. The following lists a few examples of house sizes and approximate costs.
- One/Two Bedroom Workers Cottage – Approx size = 6m x 8m > $11 000 to $14 000.
- Two/Three Bedroom House – Approx size = 8m x 11m > $13 000 to $18 000.
- Three/Four Bedroom House – Approx size = 10m x 15m > $18 000 to $25 000.
- Larger Three/Four Bedroom House – Approx size = 12m x 18m > $24 000 to $33 000.
The abovementioned costs include lifting the house up to approximately 3 metres, installing new steel galvanised columns, some structural steel beams to spread out the distances between posts, as well as 6 bracing sets. The prices do not include drafting plans, engineering and council approval, reconnection of services, new stairs, new concrete slab etc. Also be aware that these prices are given as a rough guide and all house raising projects arequoted differently to suit the house, new materials required and the site.
How much will it cost to move my house across the block?
Depending on the size of the house and how far it is to be moved, the cost will vary. For example, if a house needs to be moved approx.1 metre from it’s current footprint, then $1 000 to $1 500 for a three bedroom house is an approximate additional cost.
Do I need council approval (Building Approval) to lift my house?
your drafting and engineering plans have been completed, a certifier can review the plans and approve them on behalf of your local council. This process is also known as building approval. A development application may also be applicable. You can talk to your local council about these approvals before you start the process, to check if there may be any extra council matters to be addressed during the approval process.
What is maximum height I can lift my house?
Most areas, the maximum height a house can be lifted is to 8.5 metres above natural ground level, where natural ground level is determined by a surveyor or council records. In some areas, the height is more than 8.5 metres, but you would need to check with your local council for confirmation.
